Case Study

Copperhouse

Orchard Street, Rainham, Kent.

A development of 24 apartments by Abbey Homes in the centre of Rainham, a small town within the Medway district of Kent with direct train service to London Victoria and easy access to M2/M20/M25 motorways.

Initially, the developer instructed a competitor estate agency to market the development, prior to Ward & Partners involvement. This association produced some interest, but not enough to satisfy either the agent or the developer and the relationship was terminated.

Following this, Abbey Homes approached Ward & Partners Land and New Homes in conjunction with our Rainham sales office and we agreed terms to act as the selling agents for Copperhouse.

Almost immediately, reservations were achieved and a steady flow of interest was converted into commitment to purchase. Taking into account that all 24 apartments were reserved and contracts exchanged prior to the availability of a finished show apartment, this was a stunning result for the combined efforts of the Land & New Homes department and the network of our local residential sales offices.

In comparison to the efforts and results achieved by the previous agents, Ward & Partners completed the sale of the whole of Copperhouse in approximately half the time and consequently cemented their relationship with their client which has in turn led to further instructions from Abbey Homes to act on their behalf.

What we did

  • Stand-alone adverts in countywide and South London press.
  • Editorial submissions for milestone events such as launch/first exchange, etc.
  • Guaranteed permanent sales office window displays across the 8 Medway Towns offices.
  • No show unit, so kitchen/bathroom/tiling and carpet samples displayed within Rainham sales office.

St. Georges Court

Chichester, West Sussex.

A development of 10, one & two bedroom apartments built by local developer Creative Homes and located within walking distance of the vibrant city centre of Chichester, West Sussex.

The client initially contacted Cubitt & West Sales office in Chichester along with a number of other agents in the town to offer advice on prices before construction had begun. The sales office immediately contacted the Land & New Homes department and when we had completed our research we met with the developer to present our prices, recommendations on specification and our proposed marketing strategy.

Subsequently, Cubitt & West Land & New Homes were instructed exclusively to sell the development and set the marketing wheels in motion. This included the commission of the Computer Generated Images (CGIs), brochure design and content, window displays for the local sales offices, striking website entries across the various portals used at the time, and bespoke development signage advertising the apartments which were coming soon.

As soon as the site was ready, a date was agreed for the show launch. This started with assisting with the furnishing of the show apartment, designing and producing a mail-shot to be sent to our database along with a dedicated ring-out session to make appointments for the day. As a result of this, the launch was a huge success with seven out of the ten apartments being reserved on the day and the final three being agreed in the following three weeks. This was all achieved without the need of a single stand-alone advert in the local press and the development being sold before completely finished!

What we did

  • Brochure (produced in-house).
  • Commission Computer-Generated Images (CGIs).
  • Bespoke development signage including artwork.
  • Brochures and window cards displayed across four local Sussex offices.
  • Quick exchange of contracts following agreed sales price.
